Waters and Bugsbee, Inc.

This project consisted of providing engineering and design services for construction of a 16,000 SF office/ equipment and maintenance facility. The utility construction firm of Waters and Bugsbee had recently grown out of it's previous facilities located in Trenton, NJ. Waters and Bugsbee located a parcel of land in Hamilton, NJ located within the South Gold Industrial Park which seemed to fit their needs. At that time our staff members were retained to provide initial due diligence evaluation of the site from an environmental standpoint, as well as provide an overall master plan for full build out development of the parcel. The owner had a stringent timeline requirement, which needed to be adhered to in order to allow for his facility location to match his business needs. The particular parcel in questions consisted of approximately l O acres of land and also contained a stream similar to the property currently being considered for the Ocean County Garage RFP. In this particular case, it was necessary to provide all design engineering and secure permits for the project including delineation of the floodplain of the previously unstudied stream on site. This required a major permit approval from the NJDEP which was successfully obtained in connection with the site plan development. Site amenities consisted of a multi bay repair garage, approximately 5,000 SF of office space, storage areas for solid materials utilized for construction purposes as well as a fueling island. We also represented the owner and provided expert testimony before the Hamilton Township Planning Board in order to obtain approval for the project. Design of the project was arranged in order to provide sensitivity to the floodplain and wetlands areas and promote environmentally friendly integration of this site into the existing surrounding features. Our efforts and familiarity with the various design elements of the project as well as the permitting process allowed the owner to meet his deadline and relocate his operation in accordance with his plan schedule.
